The owner of this property, Mr. Seth, is also the owner of the ground floor apartment and the developer of Spring leaf apartment ( located behind the bungalow property) . Hence the initial idea of this project was based on linking these two properties by using the difference in levels between the two sites. The basement of Springleaf apartment was to be linked to the ground floor of the bungalow via a tunnel which would serve as a service route, while the first floor slab was to be extended to the edge of the apartment property. This would form a garden at the first floor level of the bungalow and link to the ground floor apartment garden. However, this proposal involved several issues with respect to the bye laws and hence it was eventually decided to drop this proposal and design an independent bungalow.
This posed a problem of its own, as the additional FAR afforded by the site was used in the construction of the apartment and hence the only FAR available was that used by the existing bungalow. This led the client to eventually decide to minimize the budget and renovate the existing bungalow for the purpose of leasing the same.
The renovation of this structure involved shuffling of functions within, breaking of load bearing walls to enlarge and improve the quality of spaces, creating large apertures to give the illusion of larger spaces and a cosmetic intervention in the interiors as well as the exteriors.
